The data

Why the cosiest hotels are run by the people who own them

Ask what makes a hotel cosy and you'll hear about fireplaces, beams and blankets. But the clearest pattern in the 17,000+ hotels we've scored isn't a feature; it's a person. In the ten cosiest towns on our index, 74% of hotels' review evidence mentions a host or owner, often by name; in eight large cities we compared, it's 26%. Warmth, it turns out, has an address: it lives where the person who owns the place also answers the door. Here's the data, why it works that way, and how to spot an owner-run hotel before you book.

The pattern: where cosiness scores high, someone is named

We score hotels for cosiness from the evidence in their reviews and descriptions: warm light, intimate scale, natural materials, and how guests describe being looked after. When we compared the ten cosiest towns on our index with eight large cities, one gap dwarfed everything else: in the cosy towns, 74% of hotels' review evidence mentions a host or an owner (frequently by first name) against 26% in the cities. Guests in those towns aren't reviewing a front desk; they're describing a relationship, however brief.

The buildings tell the same story from the outside. In those ten towns, 31% of properties are named as guesthouses or B&Bs (words that announce a household, not a brand) versus 10% in the cities. And the ownership pattern shows up in the scores themselves: across everything we've scored, independent hotels average 4.6 out of 10 for cosiness against 3.1 for chain-branded hotels (367 chain properties in the comparison). None of this is a law of nature. It's a strong, visible tendency, and a bookable one.

Tip · The quickest version of this whole article: open a hotel's recent reviews and look for a person's first name. If guests keep naming someone, you've very likely found an owner-run place, and the warmth that comes with it.

Why ownership shows up in the room

An owner-run hotel is a long series of small decisions made by someone who has to live with them. The armchair by the window is there because the owner sits in it in January. The breakfast jam is from the market because that's where they shop for themselves. The lamp is warm-toned because they chose it, not because a procurement spreadsheet specified colour temperature 2700K across forty properties. Cosiness is mostly the accumulation of decisions like these, and they don't survive being made remotely.

Service works the same way. A rota can be trained to be friendly; it cannot be trained to remember that you mentioned your daughter's exam, because the person you told has gone home. When the same two people carry your bag, cook your breakfast and recommend the restaurant, the stay acquires a continuity that guests describe over and over in reviews of the places we score highest: the feeling of being known, paraphrased a hundred different ways. That continuity is the thing a chain, by design, cannot standardise.

The home-feel archetype: hotels like Ett Hem

Travellers ask for places like Ett Hem in Stockholm: the hotel whose name literally means "a home", where guests wander into the kitchen and the library as if they lived there. People asking for hotels like it aren't really asking for a design style. They're asking for the owner-run experience at its fullest expression: a private house whose keeper happens to let you stay, where the books were bought to be read and nothing matches because it was collected rather than ordered.

You don't need Ett Hem's budget to find the archetype. Its ingredients are exactly the ones this article is about (a resident owner, domestic scale, rooms furnished by taste rather than by contract) plus the soft layer: real books, lamps instead of ceiling lights, a kitchen or honesty bar guests may actually use. Look for those signals together in the photos and reviews of small guesthouses and you'll find the home-feel at every price.

How to spot an owner-run hotel before you book

The name is the first tell: guesthouse and B&B, words that promise a household, are three times as common among hotels in our cosiest towns as in the big cities; inn promises the same household. The website is the second: owner-run places have an about page with a face, a first name and usually a dog; a brand has a mission statement. Third, look at who answers the reviews: a reply signed by the owner, referring to something specific about your stay-to-be, is close to a guarantee.

Then confirm it in the reviews themselves: guests naming the person who looked after them, describing advice that made their trip, mentioning the owner waiting up for a late arrival. We've written a full method for reading reviews this way; it takes ten minutes and it's the single highest-value habit in hotel booking.

Tip · Email the hotel one question before you book: anything real, like where to eat on a Sunday. If the reply comes back warm, specific and signed with a first name, you already know who's running the place.

The honest limitations

This is a pattern, not a guarantee. Ownership correlates with cosiness in our data; it doesn't cause it in every building. There are owner-run places that are chaotic or tired, and there are chain employees who are the warmest thing in their city; our comparison shows tendencies across 17,000+ hotels, ten towns and eight cities, not a verdict on any single stay.

It's also worth saying that even the best owner-run places don't score perfectly: no hotel we've ever scored has cleared 8 out of 10; the highest is 7.8. Cosiness at the top end is a matter of tiers, not precise ranks, and the gap between a 7.4 and a 7.6 is smaller than the gap between two of your own moods.

So use the pattern the way we do: as the strongest single prior in hotel booking, to be confirmed (in the reviews, in the name, in one emailed question) before you commit.

Vanliga frågor

Are owner-run hotels really cosier than chains?
As a pattern, clearly yes. Across the 17,000+ hotels we've scored, independents average 4.6 out of 10 for cosiness against 3.1 for chain-branded hotels (367 chains in the comparison), and in our ten cosiest towns 74% of hotels' review evidence mentions a host or owner versus 26% in eight large cities. It's a strong tendency rather than a guarantee; confirm any single hotel in its reviews.
How can I tell if a hotel is owner-run before booking?
Four tells: the name (guesthouse and B&B names are three times as common in our cosiest towns as in big cities; inn signals the same household); an about page with a face and a first name; review replies signed by the owner; and guests naming the person who looked after them in recent reviews. An emailed question before booking settles it: warm, specific, signed replies come from owners.
What is a hotel like Ett Hem, and how do I find one I can afford?
Ett Hem in Stockholm is the archetype of the hotel that feels like someone's home: a resident keeper, domestic scale, rooms furnished by taste. The ingredients exist at every price: look for a small owner-run guesthouse with real books, lamp-light rather than ceiling lights, and reviews describing the owner personally. The home-feel comes from the ownership, not the budget.
